Send us your tender. Get back exactly what you need to know, with the page number to prove it.
A structured, page-cited compliance-and-scope brief from your tender PDF: closing date, mandatory pass/fail requirements, bonds and insurance, scope as stated in the text, and a plain list of everything left to verify by hand.
No dollar figures. No bid recommendations. Just facts, each one cited to a page in your own document.
Why it's different
Most "AI tender summary" tools hand back a smooth, confident paragraph. Confident is not the same as right, and a summarizer that guesses does not tell you which parts it guessed.
Every fact is cited
Every date, requirement, and dollar figure carries a page citation back to your document. Confirm it yourself before you rely on it.
Refuses to guess
Anything unread, unclear, or unconfirmed goes in a MUST-VERIFY list by name -- never silently smoothed over into a confident-sounding sentence.
Scored, not just summarized
Every brief ends with a completeness count: how many standard categories were actually resolved, so you know how far to trust it.
What it does NOT do
- Does not price the job or recommend a bid amount. No dollar figures, no margin advice.
- Does not bid for you or submit anything on your behalf.
- Is not a substitute for reading your tender -- it is a map to the parts that matter, not the territory itself.
- Does not measure drawings. If quantities live in a drawing set, the brief flags that a takeoff is needed there.
- Does not automatically pull in addenda or companion files you did not send.
- Does not guarantee it caught everything -- what it is not sure about, it tells you, in writing, every time.
How it works
Send your tender PDF
Text-based or scanned. Include any addenda or companion documents you want covered.
We run it and check it
The reader runs in minutes; every brief is checked by a person before it goes out.
You get your brief
What the work is, whether you can bid it, the full compliance checklist, and a MUST-VERIFY list.
A real sample brief
Full sample PDFs, both real and already-closed tenders: RCMP Port Hawkesbury renovation (closed 2026-08-04) and Parks Canada Pleasant Bay slab and well (closed 2025-12-16).
This is real output from the reader engine, run on a real public tender (a Parks Canada Invitation to Tender). Nothing has been invented or improved for this page.

This is real output from the reader engine, run on a real public tender document (a Parks Canada Invitation to Tender), then adapted for a customer-facing example: internal references specific to the company that built this tool have been removed or generalized, but every fact, page citation, and date below is exactly what the engine produced. Nothing here has been invented or improved for the pitch.

2. What is the work (scope)
Extracted from readable tender text only. Quantities that live in drawings or scanned spec are flagged TAKEOFF NEEDED, never guessed.
Spec divisions in play: none detected in readable text; verify against the drawings and spec directly.
Stated quantities (from text): none stated in readable text.
Labour / unit-rate schedule: none detected in readable text.
Materials-markup provisional sum: none detected in readable text.
TAKEOFF NEEDED (measure from drawings or spec before pricing): none flagged in this document beyond the drawing note below.
Confidence rollup: 4 scope line(s) identified, 0 flagged as takeoff-needed from text; text coverage 100.0%; submit-ready status: BLOCKED (see MUST-VERIFY).
3. What drives cost
Mandatory requirements recast as price consequences, plus site conditions and supply responsibility.
Cost drivers:
- Security clearance (mandatory requirement) (p. 12): personnel and subcontractors require security clearance or screening. This adds vetting lead time and constrains crew selection; carry it as schedule impact and site overhead in your own estimate. Confirm the required clearance level before bidding.
- Bid price tax treatment: EXCLUDES applicable tax(es) (source wording; for a Nova Scotia bidder this is HST) (p. 16). Do not embed tax in your tendered amount, it is calculated and added separately. Quote your bid price before HST; do not gross up your own cost buildup by HST when filling in the bid-form total, HST is added on top per the tender's own instructions.
Site conditions to modifiers:
- Site condition: occupied (p. 13). Factor occupied-site conditions into your own rate assumptions.
Supply responsibility:
- Who supplies materials, labour, and equipment is not stated as a blanket rule anywhere in this document. Confirm supply responsibility line by line before pricing. Never assume material supply.
4. How must we price it (bid-form structure)
- Form type: unknown, verify directly against the bid form pages.
- Lump sum: not detected.
- Unit price: not detected.
- Allowances: not detected.
- Map your own cost buildup 1:1 onto whatever structure the actual bid form requires, or the bid may be found non-compliant.
Drawings and companion files
- Drawing file
IFC-plans_25-0194.pdf: 8 page(s). Not text-read; this is where the roof/reno takeoff (area, lengths, counts) lives. A measured takeoff from this file is required before pricing.

MUST VERIFY BY HAND
Everything below is low-confidence, unread, or not found. The reader could not stand behind these; a human must check each one before bidding.
- Computed date: questions / RFI deadline = 2025-12-09 (5 working days before closing); confirm against the source wording rather than the computed value alone.
- Key date not found: addendum / amendment date.
- Key date not found: substitution / product approval deadline.
- Weak-signal date: issue / posting date = December 1, 2025, low-confidence match on p. 1.
- Gate unresolved: Bid bond, not found in readable text.
- Gate unresolved: Bid security, not found in readable text.
- Gate unresolved: Performance bond, not found in readable text.
- Gate unresolved: Labour and material payment bond, not found in readable text.
- Gate unresolved: WCB / workers comp, not found in readable text.
- Gate unresolved: COR (certificate of recognition), not found in readable text.
- Gate unresolved: Licence, not found in readable text.
- Pages with tables (cell order may not read cleanly): p. 1, 8, 12-14, 20-24, 26-29, 32, 34-35.
- Drawings NOT read, takeoff needed:
IFC-plans_25-0194.pdf, measure area/lengths/counts from this file. - Scope not submit-ready: takeoff incomplete, 4 scope line(s) need a measured quantity or a human decision before this can be priced.
Completeness verdict: Brief covers 7 of 7 standard categories; 14 item(s) need human verification.
This is exactly what a real customer receives: real page numbers, real gaps named, nothing smoothed over. Where the document did not say something, the brief says so instead of guessing.

FAQ
How long does it take?
The reader itself runs in minutes. Every brief is checked by a person before it goes out, so plan on same-day to next-business-day delivery rather than instant.
What file formats do you accept?
PDF tender documents, text-based or scanned. Scanned pages are read with local text recognition, no cloud service and no login required from you.
What if the brief misses something or gets something wrong?
If we send the wrong document's brief, a blank result, or something clearly broken on our end, you get a full refund, no argument. An item landing on the MUST-VERIFY list instead of being answered outright is the product working as intended, not a refund trigger -- see our Terms and Disclaimer.
Is this legal or bidding advice?
No. It is an extraction aid. You are always responsible for verifying the cited pages and the closing date against your own copy of the tender.
Do you keep my document?
No. Your document is used to build the brief you ordered and is not kept beyond delivering it, and it is not shared with anyone else.
